Decorating & Upgrades

Furnish the place, fit a kitchen, upgrade the storage and garage, then keep on top of the mess.

Once you’re renting or own a place outright (see Property & Housing), the fun part starts — making it yours. Everything below happens from inside the property itself, and needs either ownership or a Decorate permission grant from the owner (see Home Security & Access for how guest permissions work).

Getting into decorate mode

From inside your property, opening the decorate panel drops you into a free-floating ghost-placement view: a translucent preview of the item follows your camera so you can line it up anywhere in the room. Confirm a placement with left click, cancel with right click or Backspace, and fine-tune the rotation in small steps for a proper fit. It’s slow and deliberate by design — take your time getting a piece square against a wall rather than eyeballing it.

Only the owner, co-owner, or a guest with the Decorate permission can open decorate mode. If you can’t see the option, ask whoever owns the place to grant it.

Placing furniture

There are two ways to get a piece of furniture into your property:

  • Use a furniture item from your inventory. Placing it consumes the item; pick the prop back up later and you get the item back.
  • Buy on place, straight from the decorate panel, at a premium over shop price. Your bank is charged the moment you confirm the placement — cancel the placement before confirming and you’re not charged at all, but if you remove a bought piece later you only get a partial refund.

Every property has a cap on how many decoration props you can have out at once, scaled to the property’s tier. Once you hit it, you’ll need to either clear some space or buy the Prop Limit upgrade (below) to raise the ceiling.

Setting up a kitchen

Cooking appliances are furniture too. Hobs and induction tops, fryers, air fryers, microwaves, stand mixers, waffle irons, and pots all come from the furniture catalogue and place the same way as anything else in decorate mode — so a kitchen is really just a corner of the property with the right appliances dropped in. Once placed, each one becomes a live cooking station: look at it for a Cook prompt and it behaves exactly like a restaurant kitchen station, just for you. The full recipe, quality, and freshness mechanics are covered in Food & Cooking — this page is just about getting a station into your home in the first place. You need ownership (or the general utilities permission, not a separate cooking-specific one) to use appliances inside someone else’s property.

Wardrobe and storage

Every property starts with one stash sized to its tier — your general storage for whatever won’t fit in your pockets (see Inventory & Storage for how carrying and stashing works generally). Owners and Decorate-permission guests can place additional stash points anywhere inside, and a wardrobe unit that opens the outfit manager described in Appearance, Clothing & Outfits — handy for keeping a full change of clothes at home without carrying it around.

A stash without a PIN is open to anyone currently inside the property. Owners can set a PIN on any stash from its own menu — locked stashes prompt a keypad for everyone except the owner, co-owner, or a guest with the Access Stashes permission, who go straight in.

Property upgrades

From the Manage panel, owners can buy repeatable upgrades with bank funds — each purchase raises the price for the next level, so these are a long-term investment rather than a one-off spend:

UpgradeWhat it does
Prop LimitRaises how many decoration props you can have placed at once
Stash CapacityIncreases the grid size of your storage
Garage BayAdds an extra vehicle slot to the property’s garage

Each upgrade climbs through several levels, with the price rising each time.

Garage

Every owned property comes with a small vehicle garage sized by its tier — some entry-level properties don’t have one at all until you buy a bay. Only the owner, co-owner, or a guest with the Use Garage permission can see or use it. This sits alongside your account’s main storage covered in Garages, Storage & Impound — a property garage is just an extra, location-tied slot or two, not a replacement for it.

Cleaning and maintenance

Left alone, a property quietly accumulates dust, spills, and general clutter over time, and matching mess props will start appearing for anyone inside to see. A reusable broom, mop, or bin bag knocks the relevant mess category back down with a short animation and a progress bar — none of these tools are used up, so keep one in your stash and you’re sorted for good.

Ignore it for long enough and the clutter builds up around you — nobody’s going to evict you over it, but it’s not a great look for guests.

Motel rooms

If you’re renting or running a motel room, there’s an extra layer on top: rooms accrue wear-and-tear condition over time and can develop faults, from something as minor as a clogged sink up to a broken boiler or an electrical fault. Minor faults can be paid off remotely from the motel’s business dashboard (see Owning a Business if you’re the one running the motel); major faults need someone on-site with a repair tool to run a proper repair job. Leave a fault unrepaired past its grace period and the tenant’s rent gets discounted at the owner’s expense — so a motel business that lets faults pile up is quietly bleeding income.
